    Glossary: German mortgage terms explained

    Back to glossary

The Zinsbindung is the contractually agreed period during which the Sollzins of a property loan stays unchanged.

Common periods are 5, 10, 15 or 20 years. A longer fixed period protects against rising rates but usually costs an interest premium. When it expires with a balance still outstanding, an Anschlussfinanzierung is needed.
