How the mortgage calculator works

With an annuity loan, the payment stays the same. The interest share shrinks, the principal share grows.

Monthly payment = Loan × (interest rate + repayment rate) ÷ 12
  • Loan amount = purchase price + closing costs − equity
  • Interest is calculated monthly on the remaining balance
  • Extra repayments shorten the term and save interest
  • The effective rate is an approximation, not a substitute for a bank's offer

Frequently asked questions

How is the monthly payment calculated?

With an annuity loan, the payment stays constant: loan amount × (interest rate + initial repayment rate) ÷ 12. The interest share shrinks as the balance does, the principal share grows.

What closing costs come with buying a property?

Real-estate transfer tax (3.5–6.5% depending on the state), notary and land registry fees (about 2% combined), and — if an agent is involved — the agent's fee. This calculator shows all four individually and as a total.

What's the difference between the nominal and effective interest rate?

The nominal rate (Sollzins) is the plain interest rate this calculator uses. The effective rate (Effektivzins) factors in additional costs and is usually a bit higher — your actual bank offer will state both.

Is this calculator really free?

Yes. The whole calculator — repayment schedule, refinancing projection, and shareable result link included — is free and requires no signup. Nothing here is hidden behind a paywall.
